| 16th OCTOBER AUCTION RESULTS |

On Tuesday last, 16th October 2007, Richard Abbey, Partner of John Earle and Son convened the land and property auction at the usual venue the Henley Golf and Country Club. There were initially going to be nine Lots offered in the room, but substantial pre-auction bids were received for the quarter of an acre of pastureland behind the properties on Chestnut Walk, Henley in Arden and also for the small building plot by the side of 21 Arden Road, Henley in Arden with the result that contracts were exchanged on both, prior to the sale commencing. In the room, Mr Abbey firstly offered for sale St Leonards that was withdrawn having not reached the reserve and is now available at offers around £239,500. He then offered 11.34 acres of land at Elvers Green Lane, nr Barston and after strong bidding from various parts of the room the gavel was finally knocked down at £82,000. The second Lot of land adjoining, some 11.9 acres, was sold for £86,000 which realised per acre, a very credible £7,231.00. Mr Abbey then offered some 4.5 acres of land off Salter Street, between Bearley and Aston Cantlow. This was withdrawn and although the 16.54 acres offered next was also withdrawn, a sale was concluded in the room at the end of the evening. Glendale, at Yarningale Common - a redevelopment site with some newly built substantial buildings was withdrawn and is now available at £925,000 and Pool House Farm, Stock Green, nr Feckenham did not quite reach the reserve and negotiations are now ongoing with three interested parties.
