FANTASTIC START TO AUCTION SEASON

The auction season kicked off with a bang with our first collective property sale of the year held on 22nd March at the usual Henley Golf and Country Club venue.

We received great interest in all the lots during the intense marketing campaign and three lots were scheduled to be put under the hammer but the vendors of 3 Spernal Cottages chose to accept a pre-auction offer.

By 6.00pm the saleroom was filling up fast and by the start of the auction at 6.30pm was bursting at the seams with eager buyers spilling out into the adjoining room.

We started by selling Hillcrest, Grafton Lane, Binton – a three bedroom detached bungalow for refurbishment//replacement with 2.75 acres which had been marketed at a guide price of £275,000 plus. Mr Abbey was on excellent form encouraging several bidders along and eventually putting the hammer down at £500,000, which earned him a well deserved round of applause!

The next lot was 12.51 acres of hillside pasture land at Henley Road, Mappleborough Green that had been marketed at a guide price of £7,000 per acre. Again there were several bidders and this land was sold for £106,000 - £8,473 per acre.

These results prove that for certain types of property and land selling by public auction can prove to be the best method. If you would like information or advice about how to sell by auction please contact either Mr Peter Cornford FRICS, FNAEA or Mr Richard Abbey FRICS, FAAV both of whom have extensive local knowledge and many years experience of selling a wide variety of property and land.
