Another Great Night!
Richard Abbey, partner and auctioneer of John Earle & Son had a busy night ahead of him at our auction on Tuesday 15th May at Henley Golf and Country Club. The large Conference Room was brimming with potential bidders and it was estimated that there was well over 250 people in attendance.
A huge variety of Lots were offered and some interesting results gained.
Lot 1, 4.32 acres of pasture land in Packwood made a good start to the auction with the gavel going down at £46,000, making a very respectable £10,600 per acre.
Lot 2 was 1.69 acres of land at Gorcott Hill that has been developed for fishing/recreational use, there was strong competition for this piece of land and it finally went for a huge £90,500 a very good price, over £15,000 above the guide price.
Lots 3, 4, 5 and 6 were the 20.32 acres of land at Rowington. A good start was made with the first piece of Rowington land making £30,000 a good margin over the guide. The second third and fourth lots didn't fetch quite as many bids and failed to reach their reserves. Not to be disappointed though, all three lots were sold privately in the auction room after the bids had finished. Lot 4, the 4.05 acres sold for just under £8000 per acre, with lot 5, the 5.01 acres and lot 6, the 9.18 both going for a scratch under £6000 per acre, by no means a disappointment.
Lots 7, 8, 9 and 10, land off Bakers Lane in Knowle held again very interesting results. Lot 7, 12.86 acres, unfortunately failed to reach the reserve, it is now for sale by private treaty for £8000 per acre. Lot 8, went for £68,000, for just over £8000 per acre. The next lot to be auctioned was lot 9, 0.80 acres of woodland and pond, an extremely interesting lot with a huge amount of interest. The gavel was finally banged down at £10,000 and with a £5,000 guide price this was a more than pleasing result. Lot 10, another interested lot of 1.99 acres with a general purpose building, barn and drive, like lot 9 it also had a lot of interest and sold for £32,000, well over the guide.
As Lot 11, the 14.47 acres in Knowle was sold prior to auction, this left just lot 12 to go, White Cottage Farm, a cottage farmhouse with commercial buildings, caravan storage in approximately 10.2 acres. With considerable interest the bidding fell some way short of the reserve. White Cottage Farm is now up for sale by private treaty with a guide of £1,100,000.
Next Month's Auction - 19th June
We have four very varied residential and landed properties for next months auction:
255.76 acres of land in Packwood, part of the Windmill Farm estate being offered in 11 separate lots between the villages of Hockley Heath and Dorridge.
481 Streetsbrook Road, an early Edwardian town residence being semi-detached with rear access from The Crescent to a separate two bedroom coach house and three garages.
7 & 9 Crooks Lane, Studley, a former builders yard with offices, currently with 2 office suites, four single bed flats and some 5900 sq ft of B1 commercial space in 12 workshops/lock-ups.
Brook Farm, Pickford Green Lane, Meriden, a detached Georgian farmhouse with outbuildings together with two brick and tile barns with full planning permission for conversion to two separate dwellings, extending to approximately 4,045 sq. ft. The whole set in some 1.82 acres (0.47 HA).
