Another Interesting Night!
Richard Abbey, partner and auctioneer of John Earle & Son had a busy night ahead of him at our auction on Tuesday 19th June at Henley Golf and Country Club. The large Conference Room was brimming with potential bidders and it was estimated that there was well over 250 people in attendance.
A large variety of Lots were offered and some interesting results gained.
First to be auctioned were the 11 lots of land totalling 255.76 acres belonging to Windmill Farm.
Lots 1 (7.91 acres), 2 (7.56 acres), 3 (25.74 acres and 4 (49.78 acres) sold very well in the room with the average price per acre for lots 1, 3 and 4 of over £8,000. Lot 2 had a huge amount of interest, there was strong competition for this plot of land and the gavel finally came down at a fantastic £106,000, over £14,000 per acre!
Lots 5, 38.72 acres and lot 8, 20.62 acres didn't quite reach their reserves but did sell very well in the room after auction, again averaging about £8,000 per acre.
Lot 6, 28.22 acres and lot 7, 14.97 acres again just missed the reserve but are now for sale by private treaty with a price guide of £10,000 per acre.
The final three lots of Windmill Farm land, lots 9, 31.80 acres, lot 10, 24.05 acres and lot 11 6.31 acres sold privately prior to auction.
Lot 12 Brook Farm, did not sell, now available for sale by private treaty, offers around £900,000, similarly, lot 13, 481 Streetsbrook Road, is now also available for sale by private treaty with offers around £600,000.
The commercial property, 7&9 Crooks lane, Studley also sold quite some time prior to auction at a very good price due to such fantastic interest.
