Introduction

This interesting parcel of land was conveyed by Her Majesty's Postmaster General to Mr F. P. Tonks in December 1958. We have been instructed by the administrators of the estate for the late Mr C. L Everix, who acquired this property in May 1984.

It has been a scrap yard and the substantial steel frame building (25m x 8.8m) has been in situ for a considerable number of years. It has been used for the maintenance and repair of motor cars. There is good access from the A3400 and we believe all the boundaries are well defined with fences.

The land is freehold, 10% of the hammer price is to be paid (minimum £5,000) as a deposit to the vendor's solicitors upon exchange of contracts in the auction room, together with an administration fee of £500 plus VAT to the auctioneers in the room on the night. Vacant possession will be given upon completion scheduled for 17th December 2019 (or at a date agreed by mutual arrangement).

The plan within these sale particulars shows edged in coloured red the land that was conveyed in 1958 by the Postmaster General to Mr Tonks. We believe the late owner has possessed the areas coloured and edged in yellow and blue on the plan. The Title he has acquired over these parcels will be conveyed to the new owners, upon completion, by the administrators.
