The Surveying Department within this Henley-in-Arden based firm of Chartered Surveyors, has some 30 years experience of undertaking detailed surveys on domestic residences. We offer both the much respected RICS HomeBuyer Report - updated and relaunched in January 2011 and the RICS Condition Report launched April 2011.
RICS Homebuyer Report
John Earle continues to offer this valuable service to our clients. This Survey provides a description of the construction and condition of a property, similar to the Condition Report, but also provides a purchaser with a market valuation, reinstatement cost, repairs and maintenance advice. A HomeBuyer Report is appropriate for any property built within the last 100 years except where, after a cursory look, there appear to be significant defects and structural deterioration which would call for a more extensive building survey.
RICS Condition Report
This will be a new addition to the RICS Home Surveys family, offering a conscise overview of the condition of a property, complementing a mortgage valuation. The report provides a description of the construction and condition of a property, highlighting any major risks and legal issues. The RICS Condition Report differs from a HomeBuyer report as it does not include a market valuation, re-instatement cost or repairs or maintenance advice.
The cost of a Condition Report will be considerably less than the other alternative survey report options currently available and therefore we believe it to be a very attractive service for many purchasers.
