Landed properties, when transferred or sold require, for contract and conveyancing purposes, an accurate plan to a recognised scale, usually 1:2500, to be attached to the documents acknowledged and signed by both parties that the plan includes all the land being acquired. Invariably, where a property has not
been sold for a considerable number of years, the deed plans may be old, in poor condition and perhaps vague if they were hand drawn before the 1960s.
We are able, as Surveyors, to obtain up to date Ordnance Survey plans, to walk the land and its boundaries and to produce a modern plan showing exactly the land being sold or transferred. The importance of this is paramount as it avoids the possibility of boundary disputes with neighbours in the future. The new plan is then used by the solicitors when registering the property Title at the Land Registry on completion of the acquisition.
