Tenure and Possession
The land is freehold, the grassland being subject to a Farm Business Tenancy (FBT), with notice having been served to terminate on the 28th September 2020. Vacant possession of the access track and farm building will be given on completion, scheduled for 20 working days after the auction, ie 23rd October 2019. Further details of the FBT are available from the auctioneers.

On the fall of the hammer the successful purchaser will be required to sign the contract and pay a 10% deposit to the vendor's solicitors, together with an administration fee of £500 plus VAT to the auctioneers in the room on the night.

From Birmingham, the north and M42/J4 take the A3400 south to Hockley Heath, turning left onto the B4439 signposted to Warwick. After approximately 1/2 mile, turn left into Grove Lane, where the land will be found on the left hand side, after approximately 1/4 mile, indicated by the John Earle auction boards.

From Solihull, Knowle and the northeast take the A4141 Warwick Road through the village of Knowle, turning right on the corner into Norton Green Lane, which merges into Darley Green Road, then Packwood Road. Just before Packwood House turn right into Grove Lane, where the land will be found on the right hand side, indicated as above. Approx Post Code B94 6AR
Conditions of Sale
The property will, unless previously withdrawn, be sold subject to the Special and General Conditions of Sale, which have been settled by the Vendor’s Solicitor. These conditions may be inspected during the usual office hours at the offices of the vendor’s Solicitor mentioned in these sales particulars during the five days, exclusive of Saturday and Sunday, immediately before and exclusive of the day of the sale. The conditions may also be inspected in the sale room at the time of the sale but they will not then be read. The purchaser shall be deemed to bid on those terms whether he shall have inspected the Conditions or not.
Money Laundering
