Introduction

The parcel of land being offered for sale by public auction is a roughly rectangular block with road frontage on two sides to Mill Lane and comprises a field of old established permanent pasture.

Located just south of the ancient Roman town of Alcester in the hamlet of Oversley Green, Mill Lane serves the adjacent Oversley Mill and park home residential development. Stratford-upon-Avon lies approximately 6 miles to the east, whilst Redditch, via the A435, is some 7 miles to the north. Both the M40 and M42 motorways are within easy driving distance, whilst the M5/J9 (south at Tewkesbury) is approximately half an hour away via the partially dual carriagewayed A46.

The land is bounded by well established hawthorn hedges, with a number of mature hedgerow trees, with other boundaries being post and wire fencing. The land would be eminently suitable for the grazing of horses, ponies or other livestock or perhaps for a recreational use (subject to any necessary consents if required).

It is not necessarily the exact final sale price, and is subject to change prior to and up until the day of the auction. Any change in the guide price will reflect a change in the reserve (a figure below which the auctioneer will not be able to sell). The reserve can be expected to be set within the guide range or not more than 10% above a single figure guide. (RICS Common Auction Conditions 7th Edition).
